What is a co-host or short-term rental property manager?

A co-host manages your Airbnb or vacation rental on your behalf—handling guest communication, bookings, cleaning, maintenance, and revenue optimization so you can earn passive income without daily involvement. We own vacation rentals ourselves, and know what it takes to make an STR successful as an owner. We treat your home as if it is ours.

What services does Hill & Hollow provide to property owners?

We offer full-service and remote management including listing setup, dynamic pricing, guest messaging, cleaning and maintenance coordination, lawn care coordination, restocking, inspections, and concierge services for guests. We are in your home weekly, making sure it is up to our standards, as well as yours. AirBnB is an algorithm game, and a large amount of time is spent going into your listing weekly to make sure your property is ranked on the first page through listing and pricing optimization. For new properties, we can also assist with design setup and assistance.

Do I still own and control my property if I hire a co-host?

Yes. You keep 100% ownership and final decision-making. We simply manage all operations to protect your home, enhance guest experience, and maximize earnings. We will work with you to discover your goals and come up with a plan specific to your property and desired outcomes.

How much does Airbnb or short-term rental management cost?

Our management fees are typically performance-based, meaning we earn only when you do. Rates vary based on service level. For our standard full-service management and co-hosting services, our rate is 20% of accommodation costs and a monthly tech fee that will vary with your number of listings. Contact us for a custom proposal or free property audit.

Can Hill & Hollow manage properties remotely or out of town?

Yes. We manage homes locally in Brenham, Round Top, Washington County, Aransas County, Wimberley, New Braunfels, and surrounding Hill Country markets. For anything outside of these markets, we can manage remotely and still handle all listing optimization and revenue management, guest communication, cleaning coordination, maintenance coordination, and more. The remote service starts at 10% of the accommodation cost.

How do you maximize my rental income?

We use professional listing optimization, dynamic pricing, revenue tracking, and guest experience enhancements to increase occupancy, nightly rates, and 5-star reviews. We are heavily invested in the industry and always staying on top of changes in the STR market and online travel platforms.

Do you coordinate cleaning, maintenance, and repairs?

Absolutely. We handle cleaning schedules, vendor coordination, inventory restocks, and property inspections to ensure your home is always guest-ready.

Can you help convert my home into a short-term rental?

Yes. We assist with Airbnb/VRBO setup, direct booking, staging, photography, pricing strategy, design assistance, and compliance to make your property rental-ready.
